Albert Marengo, Ph.D. received an MBA in 1979, a PhD in Economics
with advanced course study in REIT analysis. Dr. Marengo is also
a member of National Property Management Association (NPMA), Financial
Management Association International (c/o College of Business Administration,
University of South Florida), National Association of Business Economics,
Royal Economic Society (c/o University of York) and American Economic
Association.
Dr. Marengo specializes in the acquisition, rehabilitation,
conversion and sale of real estate for his clients as well as projects
in which he and Mr. Silver maintain a financial position. He has
created a unique development budget analysis technique, which has
been widely accepted by many financial institutions that facilitate
construction loans, and through this technique has analyzed development
loans for a number of well known development projects in the metro
area.
Working with RE Agents and private individuals,
Dr. Marengo reviews hundreds of prospective properties every year
and determines the feasibility of the property as a development project.
After the decision has been made, equity investments are bound and
the pro forma budget and development analysis is sent to a minimum
of four financial institutions to secure a construction loan. Dr.
Marengo reviews and records the monthly requisitions presented by
the contractors and assembles all the documents and waivers required
by the lending institution prior to monthly funding on behalf of
the ownership. The firm provides its customers and investors with
a broad expertise and a hands-on method of problem solving.
Importantly, when retained by independent developers the firm operates
exclusively as a fee-paid consultancy practice and undertakes no
assignments on a contingency basis. The firm is recognized for its
objectivity and independence of its analysis and opinions.
