Gary H. Silver RA, a registered architect and LEED accredited professional with over twenty years of diverse architectural experience, has established himself as an architect capable of expertly managing all phases of a project from inception through occupancy. Completed projects include commercial, industrial and residential work in both the private and the public sector as clients. Public sector clients include the Department of General Services City of New York, New York City Fire Department, and The New York Public Library. Private sector clients include real estate development firms, attorneys, entrepreneurs, building owners, real estate management firms and investment banks.
Projects range from new residential, museums, libraries, art galleries, medical facilities, restaurants and office interiors to conversion of commercial buildings to residential usage. Most recently his work has concentrated on the residential condominium market, both new and adaptive reuse of existing buildings, upgrading building infrastructure to meet the needs of a changing environment and sustainable criteria.
Gary H. Silver Architects P.C. frequently practices in front of numerous governmental agencies such as the New York City Department of Buildings, New York City Landmark Preservation Commission, New York City Department of City Planning, New York City Board of Standards and Appeals, and New York State Attorney General’s office. In addition to being able to coordinate approval and certification of projects by appropriate agencies at city, state and federal levels, the firm provides guidance to clients including economic feasibility studies, historic analysis, budget preparation, estimating, handicap compliance, mechanical installation specifications and construction administration.
Albert Marengo, Ph.D. received an MBA from Bucknell University in 1979 and a PhD in Economics with advanced course study in REIT analysis at the University of Southern California in 1995. After receiving his PhD, Mr. Marengo accepted a position as CFO and Development Analyst for Joseph Pell Lombardi & Associates, creating development analysis pro formas for Manhattan based real estate projects. Dr. Marengo is a member of National Property Management Association (NPMA), Financial Management Association International (College of Business Administration, University of South Florida), National Association of Business Economics, Royal Economic Society (University of York) and the American Economic Association.
Dr. Marengo specializes in the acquisition, rehabilitation, conversion and sale of real estate for his clients as well as projects in which he and Mr. Silver maintain a financial investment. He also has created budget pro formas, development analyses and has helped arrange construction loan financing for many well known development projects in the metro area. The firm finds a property through a gamut of real estate agents or private individuals, determines the feasibility of the conversion, produces a development budget and pro forma analysis, then arranges equity investments and debt services for construction loans. On behalf of the ownership, Mr. Marengo reviews and records the monthly completion requisitions presented by the contractors, assembling all documents and waivers required by lending institutions.
When retained by independent developers, the firm operates exclusively as a fee-paid consultancy practice and undertakes no assignments on a contingency basis. Dr. Marengo has prepared and presented over 100 financial analysis’ and independent studies before the NYC Board of Standards and Appeals for property rezoning applications. The firm is recognized for the objectivity and independence of its analysis and recommendations.
